Research Tips

Understanding LLC Ownership

Many properties are owned by LLCs. Search the Texas Secretary of State database to find the LLC's registered agent and managing members. This often reveals the actual people or companies behind the ownership.

Tracing Ownership Chains

Sometimes an LLC is owned by another LLC. You may need to search multiple entities to find the ultimate beneficial owner. Look for patterns in naming and registered agent addresses.

Using DCAD Effectively

On DCAD, search by address. You'll find the legal owner name, mailing address (for demand letters), property tax info, and ownership history. The mailing address is particularly useful.

Institutional Investors

If owned by a REIT or public company, check SEC filings. Institutional investors have reputational concerns and investor relations departments that may respond to organized tenant advocacy.
