I am writing to formally demand the return of my security deposit as required
under Texas Property Code Section 92.103.

Be advised that under Texas Property Code Section 92.109, if you retain my
deposit in bad faith, I may be entitled to:
- $100 penalty
- Three times the portion of the deposit wrongfully withheld
- Reasonable attorney's fees in a lawsuit to recover the deposit

IMPORTANT LEGAL REQUIREMENTS:
- Texas Property Code Section 92.103: Landlord must refund deposit within 30 days
- Texas Property Code Section 92.104: Landlord must provide itemized list of deductions
- Texas Property Code Section 92.107: Landlord forfeits right to withhold if no
  itemization is provided within 30 days
- Texas Property Code Section 92.109: Bad faith retention allows triple damages
